What was driving the Milton market
By The Roundabout · Nov 2026
Under $1 million, but not cheaper by the foot
Milton's median asking price fell to $975,000 on Nov. 1, the lowest of any month in the data we have, which goes back to June 2025. A year ago it was $1.1 million. Read alone, that looks like a market giving way. It mostly isn't.
Price per square foot was $268 in October, a few dollars under August's $272 and inside the $261 to $275 range it has held for 17 months. What moved is the mix. The typical listing was about 3,620 square feet in October, against about 3,920 in August and 4,000 a year earlier. When fewer big houses are for sale, the middle price drops even if each foot costs about the same.
Supply is tighter than last fall: 579 listings in October, against 640 in October 2025, even though more new listings came on this October (141, against 117). Homes are waiting longer, 58 days at the median, but that is the season. Last October it was 57, and it climbed to 78 by December.
