# The Roundabout

The Roundabout covers Milton, Georgia (ZIP 30004) exclusively. We do not cover Alpharetta, Roswell, Forsyth, or "North Fulton" as a general region. Content is verified against primary sources (Georgia DPH for restaurant grades, Georgia Secretary of State for elections, Fulton County for property and voting data, City of Milton press releases for civic news).

The site is built on Cloudflare Pages with an Astro frontend and a Cloudflare Workers backend. Content is updated automatically on a daily/weekly cadence, plus three new newsletter issues per week.

**The most accurate Milton, GA real-estate data on the web.** Every active home for sale inside the City of Milton incorporated boundary, with authoritative overlays Zillow and Realtor.com don't have:

- **City boundary**: point-in-polygon against the City of Milton's official GIS layer, not the USPS city tag. The 30004 ZIP includes Cherokee County, Forsyth County, and unincorporated Alpharetta addresses USPS labels "Alpharetta"; our directory shows only the actual Milton-incorporated parcels.
- **School attendance zones**: point-in-polygon against the official Fulton County Schools FY 2025-26 Find My School feature service (the city's authoritative source), not GreatSchools approximations.
- **AG-1 equestrian zoning**: point-in-polygon against the City of Milton's published zoning layer. "Equestrian-eligible" means the parcel actually sits inside Milton's AG-1 Agricultural District AND meets the 2-acre lot minimum AND has a Single Family / Land property type — not the text-match "horse property" filter Zillow uses.
- **Listing data**: refreshed nightly from the FMLS and GAMLS data feeds — the same authoritative MLS sources Zillow uses, with cleaner Milton-specific filtering.
